Privacy Policy

This Privacy Policy explains how Haint Blu Investments LLC, doing business as Florida Home Watch OS ("Company", "we", "us"), collects, uses, stores, shares, and protects personal information when you use the FloridaHomeWatchOS platform (the "Platform"). It applies to home watch business operators ("Operators") who hold accounts and to homeowners ("Homeowners") whose properties are serviced through the Platform.

1. Information We Collect

From Operators

  • Account and business information: business name, owner name, email address, phone number, primary service area, and password (stored as a salted hash — we never see your plaintext password).
  • Operational data: clients, communities, packages, invoices, messages, and any other content you enter into the Platform.
  • Device and usage data: IP address, browser/user-agent, timestamps of access, pages viewed, and diagnostic logs.
  • Payment information, if applicable, processed by our third-party payment processor (we do not store full card numbers).

From Homeowners (entered by Operators or by Homeowners via the portal)

  • Contact and property information: name, email, phone, property address, property type, community/HOA, gate codes or access notes (only if Operators choose to store them), seasonal travel windows, and emergency contacts.
  • Visit records: visit timestamps, GPS coordinates captured at the property during a visit, checklist results, narrative notes, and photographs of the property.
  • Messages exchanged between Homeowner and Operator through the Platform.

2. GPS Coordinates and Visit Photos

When an Operator performs a visit, the Platform captures the device's GPS coordinates and a timestamp at the moment the visit is started or photos are taken. This evidence is used to verify that visits occurred at the correct property and time. GPS coordinates are stored in our database alongside the visit record. Visit photos are stored in a private, access-controlled object storage bucket (the visit-photos bucket); they are not publicly accessible and are served only via short-lived signed URLs to authenticated users with permission to view that visit. Date, time, and coordinates may also be visibly stamped onto the photo image.

3. How We Use Information

  • To provide and maintain the Platform and its features.
  • To authenticate users, enforce role-based access (operators vs. homeowners), and prevent abuse.
  • To generate visit reports, dashboards, invoices, and notifications, and to enable messaging between Operators and Homeowners.
  • To send transactional emails (account, invites, visit reports, password reset).
  • To improve reliability, debug issues, and protect the security of the Platform.
  • To comply with legal obligations and enforce our Terms of Service.

We do not sell personal information, and we do not use Homeowner data to train AI models for third parties.

4. How We Share Information

  • Between Operator and their Homeowners. Homeowners can see visit records, photos, and messages for their own property only. Operators can see data for the clients they own. Operators cannot see other operators' clients or visits.
  • Service providers (subprocessors). We use trusted vendors for hosting, database, authentication, object storage, transactional email delivery, and infrastructure monitoring. These vendors process data on our behalf under written terms and only as needed to operate the Platform.
  • Legal and safety. We may disclose information when required by law, valid legal process, or to protect the rights, property, or safety of Company, our users, or the public.
  • Business transfers. If we are involved in a merger, acquisition, or sale of assets, information may be transferred subject to this Privacy Policy.

5. Data Retention

We retain Operator account data and Operator Content for as long as the Operator's account is active. After account closure, we retain account and operational data for up to ninety (90) days in active systems to allow for account recovery and dispute resolution, then delete or de-identify it, except where longer retention is required by law, needed to resolve a dispute, or needed to enforce our Terms. Visit photos and GPS records are retained for as long as the associated client record exists, or until deleted by the Operator. Backups are retained on a rolling basis for up to thirty (30) days and are purged on the normal backup rotation. Suppressed-email and unsubscribe records are retained as long as needed to honor opt-outs.

6. Homeowner Data Rights and Deletion

Homeowners may request access to, correction of, or deletion of their personal information by contacting their Operator directly or by emailing info@floridahomewatchos.com. Upon a verified deletion request, we will delete or de-identify the Homeowner's personal information (including visit photos and GPS coordinates associated with that Homeowner's property) within thirty (30) days, except where retention is required by law or to resolve a dispute. Because Operators are the "owners" of their client records for purposes of the Platform, we will generally route Homeowner requests through the responsible Operator and notify the Operator of the request.

7. Florida Law Compliance

We comply with applicable Florida law governing personal information and consumer data, including the Florida Information Protection Act (FIPA), Fla. Stat. § 501.171, which requires reasonable security measures and timely notification of qualifying security breaches. Florida residents may have additional rights regarding their personal information; to exercise those rights, contact us at info@floridahomewatchos.com. If you are a Florida resident requesting deletion or access, please identify yourself and the Operator or property record at issue so we can verify your request before acting on it. 8. Children's Privacy

The Platform is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided information to the Platform, contact us at info@floridahomewatchos.com and we will take appropriate action.

9. Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit (HTTPS/TLS), authentication, role-based access controls, row-level security in our database, and access-controlled storage for visit photos. No system is perfectly secure; you are responsible for safeguarding your account credentials and notifying us promptly of any suspected unauthorized access.

10. International Users

The Platform is operated from the United States and is intended for use by home watch businesses and homeowners in Florida. If you access the Platform from outside the United States, you understand that your information will be processed in the United States, which may have data-protection laws different from those of your country.

11. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be announced via the Platform or by email. Continued use of the Platform after the effective date of the updated Policy constitutes acceptance of the update.
